    Arbora Court Youth Scholarship Program About the Scholarship Program Bellwether Housing has partnered with University Christian Church Endowment to offer scholarships to residents of Arbora Court for youth educational activities. ​ Who this is for: Children and young adults living at Arbora Court. ​ What the scholarships can pay for: Tuition Tutoring and prep courses Extracurricular activities Camps Sports Lessons such as swimming, music, dance or art Other activities that enhance student wellbeing ​ ​ We will give priority to programs where no other source of support or scholarship exists. ​ Deadline: Applications are due by 3/31/2021. We will announce funding on April 16, 2021.     Home Support Us Capital Campaigns Capital Campaigns We run capital campaigns to support specific projects, if we need to purchase buildings or land for a new housing development due to growing population. Our last campaign was driving the production of 750 new homes . When you give to a campaign, you directly help the completion of specific projects.     < Back Previous Next Policies Household Changes ​ How do I add someone to my household? Please contact your Site Manager. In general, the new household member(s) must: · Complete the lease addition application · Pay a screening fee · Meet all requirements for tenancy If approved, a new lease will be signed, but the lease term will stay the same. For example, if your lease has already switched to month-to-month, you won't be required to sign up for another full 12 months. If the lease addition is within the first 12 months of occupancy the entire household must re-income qualify for the unit. Why can’t my friend/relative stay with me without being on the lease? The local and federal funding Bellwether receives requires all people living in the apartment be included as occupants on the lease. Guests staying more than 7 days in a twelve-week period must apply to be added to the lease. My roommate is moving out, what do I need to do? All household members must complete and sign a Roommate Notice of Termination . Your Site Manager will also sign this form. What happens if my income changes? In most cases, income is reported to Bellwether once a year during annual recertification. Residents receiving rent subsidy must report income changes as they occur to their subsidy provider. Here are some options that may work for you to support Bellwether’s mission. Donations of Property, Buildings or Other Resources Past donors have gifted houses to be sold, buildings to be converted, land to be used. We look forward to working with you to identify, develop, and activate a donation tailored to your unique resources and objectives. ​ Planned & Legacy Gifts ​ With Bellwether Housing’s estate planning options, you can support our work into the future while also ensuring the sound stewardship of your assets by maximizing benefits to you and your family. You can work with us to make planned gifts over time, such as an annual payout for a number of years or up to a certain gift amount from a Trust. We offer many options for legacy gifts, from naming Bellwether in your will, to listing us as a beneficiary of a retirement account, to donating stock: ​ Bequests Income gifts such as Charitable Remainder Trusts IRA Charitable Rollover Donor Advised Funds Charitable Lead Trusts ​ View more about bequests Major Gifts ​ A gift or pledge of $25,000 or greater is a significant investment in Bellwether's mission. At this level of giving, the impact of your donation will ripple throughout entire communities, unlocking their potential and lifting them out of systematic poverty. Major gifts may be made as outright gifts of cash or securities, as pledges payable over a period of time (typically three years) or as planned gifts. They can be restricted to certain uses, or unrestricted. Contact us to discuss options. ​ ​ Matching Gifts Matching gifts are a type of corporate giving program that increase an employee's initial donation to an eligible nonprofit organization. Matching gifts are usually made at a 1:1 ratio, meaning that the initial donation is simply doubled. However, some companies will match at higher ratios, with some going as high as 4:1. Additionally, corporations will institute different ratios for different employees. For example, part-time and full-time employees might be eligible for a 2:1 match while retirees or spouses of employees are eligible for a 1:1 match. ​ If you are a company or organization who supports our mission and wants to encourage employee philanthropy, contact us to create a matching program for your employees. ​ Fundraising Matches ​ Fundraising matches are similar to matching gifts. Gifts to Bellwether Housing are tax deductible to the extent allowed by law.

    < Back Previous Next Services Renter’s Insurance ​ We strongly encourage all residents sign up for renter’s insurance. Renter’s insurance protects your family, belongings, and you when the unexpected happens. Renter’s insurance costs around $10-$20 a month. It typically covers: • Theft • Vandalism • Fire Damage • Water Damage • Property Damage Liability • Bodily Injury Liability • Medical Expenses • Additional Living Expenses Bellwether Housing has insurance that protects your apartment building, but we are not responsible for damages inside your apartment or to your belongings due to theft, fire, or flood.   • Laundry

    < Back Previous Next Rent and Access Laundry ​ Do not leave clothes or personal items unattended in the laundry room or common areas. Unattended items attract thieves and may result in theft. Building Management is not responsible for the theft of any property left in these areas. If you must leave your laundry unattended, set a timer on your phone so that your clothes do not get left for long periods of time. Washers and dryers are maintained by CSC Serviceworks. If a washer or dryer malfunctions, visit the CSC Service Request Portal . You will need to give your name, building, address, and the sticker number of the machine. For example, if you are unable to speak once you dial 911 the call taker will be able to access your name, location and if you have any health conditions and dispatch the needed emergency personal. Personal safety course (206) 625-5011 Free classes and services offered by SPD. Log on to the web site and under meetings and trainings you can view the current schedule. Classes focus on situational awareness and safety precautions. Pepper Spray Keep an eye on the expiration date for proper usage. Remember that it is a defense weapon. Personal Alarm Recommend using Emergency Self-Defense Security Alarm Keychain with LED Light. You pull the pin and a loud alarm sound.     < Back Previous Next Rent and Access Lease Information ​ Please review the Lease and House Rules that you signed at move-in. The Lease and Rules list resident and landlord responsibilities during your tenancy. The Lease also includes important information about housekeeping, mold and mildew prevention, and bed bug prevention. If you are worried about being able to comply with these rules, please talk to your Site Manager or Resident Services Coordinator. They can work with you to access services that may be able to help you. If you have questions about your Lease, please contact your Site Manager. If you lose your lease, you can ask your Site Manager for a copy. How long will my lease be? Does Bellwether offer short term leases? We offer 12-month leases. After the initial 12 month lease term expires most leases convert to month-to-month. What utilities are included in rent? All Bellwether apartments include water, sewer, and garbage.
