    P2P Champion Fundraising Page Information, timeline, and templates to help you be a successful P2P Champion! Reach out to Mariel Wettick, Events & Fundraising Manager at: mwettick@bellwetherhousing.org or 206-623-0448 with any questions. THANK YOU! Thank you for being a Peer-to-Peer (P2P) Champion! Many Bellwether residents worked in industries such as food services, teaching, and hospitality. These jobs were decimated during the pandemic, and our residents are still recovering. By becoming a P2P Champion, you are actively showing up for Bellwether’s residents and helping them receive support to get back on their feet. By inviting others to register and donate to our 11th Annual Closer to Home Virtual Event, you help create access to opportunity, community, and stability. ​ Below, you will find information and materials to help you set up your P2P page, invite friends and colleagues, and follow up with your networks. WHAT IS A P2P PAGE? A P2P Page is an online fundraising page that you set up on behalf of yourself or your company. Here is an example page. While we aren't gathering in person this year, this is a virtual way to encourage support from your networks. Our P2P hosts did an incredible job last year, raising over $140,000 for affordable housing! Your support in this process is much appreciated. HOW DO I CREATE A P2P PAGE? You can create a P2P Page in a few simple steps. Follow along below. Please note - this page is not mobile optimized, for best access view this on a desktop. ​ 1. Head over to the Create a Fundraiser page . ​ 2. Choose a name that best represents who you are fundraising on behalf of - could be you personally or your company. Enter your email and a password. This allows you to login to the backend of your page, where you can personalize your page. See image for an example: ​​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ 3. You will then be navigated to a page that displays your account details and allows you to personalize your page. It will look like this:​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ 4. There are sections that you can customize. I have started customizing my P2P Page in the above image. Please customize the following: Name on Page: Choose a name that best represents who you are fundraising on behalf of. If you want to add in a fun title as well, please do! Add a note: why are you passionate about this campaign? Please write a personal note encouraging your network, peers, family and friends to take part in your fundraising page. Why do you care about Bellwether Housing? What drives you to support affordable housing? Your fundraising goal: This is customizable. We encourage you to set a minimum of $2,500, but we appreciate goals of any kind. Profile Image: Upload an image that represents you. This can be a logo, image of yourself, anything that you want! Hero Image: Choose any image you want that works with your page. This can also be a logo, an image of you in front of your favorite Bellwether building, etc. 5. Once you customize these sections, click the “Save” button. ​ 6. After clicking the “save” button, you will be directed to your published and live page. You will receive an email with a link to log into your page. Make sure to bookmark and save your published fundraising page. ​ 7. To edit your page in the future, navigate to your P2P page. If you aren’t logged in, click on the log in button in the top right corner. Once logged in, there is a button labeled “Edit Page” in the top right corner – click that button to edit your page. See below for an example. ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ ​ 8. Once your page is completed, send out the link to your networks and encourage folks to donate or register for the event. You can use the below templates for help. I CREATED MY P2P PAGE, NOW WHAT? Once you have created your P2P Page, we ask that you spread the word by reaching out to friends, family, and colleagues to take part in Closer to Home by donating to your page and registering. You can use our templates below to spread the invite. One of the best parts of a virtual event is that folks from far and wide can get involved! The minimum suggested donation is $250.00 but support at any level is much appreciated. WILL THERE BE VIRTUAL TABLES AT THIS EVENT? Our event will take place via an online networking tool called Remo . During the event, people will be able to mingle with other guests by clicking around the space and virtually walking up to others. You can encourage your networks to register and find you during the event. This can create a “virtual table” feeling. When people register, they can indicate who they were invited by. We can provide you updates of who is registered and invited by you. SUGGESTED TIMELINE SEPTEMBER 15: P2P Page is created and published. Invites to donate and register have gone out to your networks (templates below) SEPTEMBER 29: Halfway to your fundraising goal. MONTH OF OCTOBER: Please share out our social media posts or our emails to your networks! OCTOBER 6: Send out an email, phone call or text to your networks reminding them to register and donate to the event. OCTOBER 18: Send out another round of reminders if needed. OCTOBER 20: Send out emails, phone calls or texts reminding your networks to join you at Closer to Home at 12:00PM PST. OCTOBER 20: After the event, send out thank you communications to your networks. Bellwether broke ground on three of these new buildings in 2020: Cedar Crossing, The Confluence, and The Rise on Madison, and plans to break ground on the final building, Flourish on Rainier, in July 2021.     < Back Previous Next Rent and Access Packages ​ ​ I’m expecting a package delivery, but I won't be home to receive it. Can the office accept packages for me? Your building's office can receive packages during regular business hours. If you would like staff to accept packages for you, please make complete the Package Agreement Form and give it to your Site Manager. On the form, you can also give permission for staff to place packages inside your unit. Package_Delivery_Agreement Download PDF • 134KB This offer is a courtesy, not a guarantee. Staff may not always be available to sign for and handle your package(s) when carriers deliver due to part-time office hours, non-staffed buildings, performing other duties away from the office, holidays, absences, illnesses or vacations. If you are receiving medication or time sensitive packages, you may want to make other delivery arrangements. My package was delivered to the Site Manager’s office, and the office is closed. Can someone get my package for me? No, your package will not be available until the office reopens. Mail & Package Security We all hate it when packages get stolen! Here are some tips: Create free accounts with USPS, UPS, and FedEx. You can automatically get shipping and delivery notifications by text and email. You can also change delivery dates and locations. Send your packages to Amazon Lockers or other package hubs. Try to get packages delivered when someone is home. (We know this can be easier said than done). Using a tracking service can help. If possible, send deliveries to your workplace. If possible, make arrangements with a friend or neighbor to receive packages for you. DO NOT let strangers into the building. This is the #1 cause of package theft! Do not leave packages in common areas, lobbies, or outside apartment doors if at all possible! (We know it is easier said than done sometimes!).     < Back Previous Next Policies Other Concerns ​ What if I have a concern or complaint about my residency in a Bellwether property? Most concerns can be resolved quickly by your Site Manager. If you are dissatisfied with the outcome after a discussion with your Site Manager, you may submit a written request for further review by a Bellwether supervisor. Refer to Bellwether’s Grievance Process for more information. Where do I find answers for questions that aren’t online? Many questions can be answered by reading your lease.   • Moving Out Steps

    < Back Previous Next Moving Out Moving Out Steps ​ What happens if I need to break my lease? Contact your Site Manager and give notice as soon as possible so that we may begin advertising your unit. Residents are responsible for the rent through the lesser of the term of the lease or until the unit is re-rented at the same or higher monthly rent. Can I sublet my apartment? No, sublets are not allowed. This includes short-term rentals such as Airbnb and VRBO. How do I provide proper Notice of Intent to Vacate? Residents are required to give written notice or submit a Notice of Intent to Vacate 20 days prior to the end of the initial lease period or, if a lease is on month-to-month, 20 days prior to the end of the month in which they plan to move out. Examples: If you would like to move out on February 28th, notice must be given by February 8th If you would like to move out on June 30th, notice must be given by June 10th If you would like to move out on October 31st, notice must be given by October 11th For residents living in our HUD buildings, a written 30-day Notice to Vacate is required for the end of the month that you plan to move out. Residents are rent-responsible for the initial lease term, regardless of move-out date. Previous Next

    < Back Previous Next Rent and Access Rent ​ When is rent due? When is my rent considered late? Rent is due on the 1st of the month. Rent is considered late if it is received after the 5th of the month. There is a $75 fee for late rent. There is a $5 late fee for our HUD subsidized units. *While the statewide and city COVID eviction moratorium is in effect, late fees will not be assessed. Can I pay in cash? No, rent may be paid online or by personal check, cashier's check, or money order. Can I pay rent online? Yes! You can pay rent online with your checking or savings account or by credit card. You will need to contact your site manager to get information to sign up. Visit https://pay.bellwetherhousing.org for more information. Where can I get a money order? Money orders are available at post offices, and at most grocery and convenience stores. How do I fill out a money order/how do I fill out my rent check? Bellwether Housing will not accept a check or money order that is not correctly and completely filled out. Bellwether staff cannot complete checks or money orders for you. Personal Checks must include: Pay to the Order of: Bellwether or Apartment Name Rent Payment Amount in numbers (example: $678.00) Rent Payment Amount written out (example: Six Hundred Seventy-Eight and no/00) Apartment Number — if it is not in the printed address, write your apartment number in the note section at the bottom left of the check Your Signature — sign your name in the signature section of the check (bottom right hand corner) Your Signature — sign your name in the signature section of the check (bottom right hand corner) Money Orders must include: Pay to the Order of: Bellwether or Apartment Name Your Name/Signature in the From section Apartment Number - write your apartment number in the Address or Note section See a money order example. What can I do if I can't pay my rent on time? Contact your Site Manager as soon as possible to see if a payment plan may be an option.   • No-Smoking Policy

    < Back Previous Next Policies No-Smoking Policy ​ All Bellwether Housing Apartments are no-smoking communities which includes individual apartment units. Bellwether posts “No Smoking” signs at entrances and in common areas and will enforce compliance with this Policy. This Policy applies to any and all persons entering a designated Bellwether property, including residents and their guests and visitors, contractors, and employees. Smoking is not permitted in individual units or the common spaces of a designated Bellwether community or facility of any type after the effective date of the Policy, unless otherwise specified. "Smoke" or "smoking" means the possession or use (carrying or smoking) of any kind of lighted pipe, cigar, cigarette, or any other lighted smoking equipment or tobacco product or other substance. “Individual units” are defined as the interior and exterior spaces tied to a particular multi-family apartment dwelling unit. This includes, but is not limited to, bedrooms, hallways, kitchens, bathrooms, patios, balconies, and entryway and window areas. “Common spaces” are defined as areas within the building interior, that are open to the public or are private spaces other than individual units, including but not limited to entryways, community patios or balconies, roof terraces, lobbies, hallways, elevators, management offices, public restrooms, community rooms, community kitchens, stairwells, parking garages and carports, and any other area of the building that is accessible to employees, residents and guests or any other person. Smoking is only permitted in areas outside the building that are not common areas, and which are a minimum of 25 feet away from any entrance to the building or from windows and/or air intake vents through which smoke could enter the building. All residents and guests are required to dispose of their used smoking materials, cigarette and cigar butts, ashes, etc. in appropriate collection receptacles off the property.     Support Us Closer to Home Donate Advocate Sponsor Us Funders & Sponsors Home Support Us Advocate Advocate for Affordable Housing Bellwether has collaborated with state officials and other housing and service providers to increase future opportunities for affordable apartments. See below for ways that you can help to advocate with us for better laws and policies for affordable housing. Our Upcoming Advocacy Priorities ​ Mobilize support for the renewal of the Seattle Housing Levy in 2023. Pass an Eastside Housing Levy in 2022, creating a new fund. Mobilize for a transformational 2023 Comprehensive Plan in City of Seattle so apartments can be built in all neighborhoods served by frequent transit. Pass the federal Affordable Housing Credit Improvement Act of 2021 . This bipartisan bill would dramatically increase federal support for developing new affordable housing. Increase State funding of the Housing Trust Fund and establish a permanent funding source for it. Our Advocacy Agenda Expand resources for housing at the local, state, and federal level. Increase housing density so more homes can be built near transit and in high opportunity neighborhoods in urban King County. Lower development and ownership costs to speed housing development and decrease operating costs. Preserve and expand other supports for the most vulnerable people in our communities, such as rental assistance, emergency eviction moratoriums, vouchers, and other service programs. Improve long term sustainability of our work and the work of other nonprofit housing and human service organizations ​ Housing Policy Wins Housing Policy Wins 2021 City of Seattle ​ Allocated $49.2M from the American Rescue Plan funds for housing and homelessness services. This included $1M to support resident services in non-permanent supportive housing. Rezoned properties owned by faith-based organizations. Allows for extra height and density in return for homes for households with incomes under 60% AMI (Annual Median Income). Renamed “single-family zoning” to “neighborhood residential zoning,” in advance of major rezoning in the 2023 Comprehensive Plan. King County ​ Acquired over 850 homes for chronically homeless people through the Health Through Housing 0.1% sales tax. Another 750 homes will be purchased. State of Washington Legislature Allocated $175M for the Housing Trust Fund . Allocated $120M for Shelter Rapid Acquisition ; a new fund to acquire hotels, motels, and multifamily housing for use as emergency shelter and permanent supportive housing. Amended the housing element of the Growth Management Act . This sets the stage for major Comprehensive Plan updates by cities and counties in 2023 (HB 1220). Funded $42M in grants for utility connections for affordable housing developments. Focuses on rural and suburban areas with limited existing utility infrastructure. Enacted a $100 document recording fee. This funds $280M in rental assistance and operations for permanent supportive housing. Funded housing through the operating budget at a historic level: $130M for Housing and Essential Needs $187M for foreclosure prevention; $37M for operations, maintenance, and services for permanent supportive housing; $20M for long-term vouchers for people with behavioral health or substance abuse disorders. Passed a bill to create a soft landing for the eviction moratorium (SB 5160). This creates a legal right to counsel for tenants facing eviction, requires payment plans for past due rent, and extends some emergency pandemic protections. Federal ​ The federal government allocated $21.5 billion for rental assistance through the American Rescue Plan Act, helping low-income renters stay in their homes. 2020 Local ​ Seattle passed the JumpStart payroll tax, which will raise over $214 million per year, mostly for affordable housing at 0-50% Area Median Income. ​ King County passed the Health Through Housing 0.1% sales tax, which will generate $60 million per year to provide housing for up to 2,000 chronically homeless people. State ​ Housing Trust Fund was funded at a historically high level. Affordable housing and homelessness resources included in the final budgets totaled $174 million. ​ SHB 1590 passed, providing cities and counties the ability to implement the local sales and use tax for affordable housing councilmanically (see Health Through Housing above). ​ SHB 2343 passed, expanding the list of planning actions that cities are encouraged to take to increase residential building capacity. SHB 2384 passed, expanding the property tax exemption for affordable housing providers. ​ $5 million allocated for the Housing Needs Pilot Program to provide rent assistance to elderly or disabled adults on Supplemental Security Income ​ Federal ​ CARES Act funded $100 billion in rental assistance. ​ December 2020 COVID relief omnibus funded an additional $25 billion for rental assistance, to be disbursed in 2021. ​ Established a minimum 4% rate for the 4% Low Income Housing Tax Credit at 4% (has ranged between 3% and 3.3% since 2012), effectively expanding tax credit equity by one-third.
